Do I need planing permission ?
Under the town & country planning act of 1986 you have a right to develop your property. You are allowed, without reference to the local planning office to extend your property by up to 15% of the original volume or 70 cubic metres unless there is a covenant set upon the property for example should you live in an area of conservation or the permitted development rights were removed from the property when the property was built. If you are in doubt you should ask your local planning officer who would be pleased to help. - They don't need the extra paperwork !
What is a footing ?
To safeguard your investment of quite a few thousand pounds your conservatory requires a sound base to sit upon, the footing is a deep trench filled with concrete, and sometimes steel cages, around the perimeter of the conservatory, to support the wall and the weight of the conservatory. It's called a footing because it is usually about a foot wide- and they are usually at least two feet deep. Depending on the ground conditions footings may have to go down a metre or more.
How is the conervatory sealed to the wall ?
The best method and specified by most architects and surveyors will be Lead flashing. This is a soft metal that is easily worked and folded so it can be slotted into the house wall and dressed down over the roof bars of the conservatory to keep out the wet stuff that inconveniently falls out of the sky too often. Lead is also used because it doesn't rust or degrade. There are other products but we find this to be the best, tried and tested solution to keep out the weather.
They`re cheaper down the road, and they are giving a free set of furniture and free installation.
The general way to make something so complex cheaper is to put inferior components inside and use poorer materials. It is true to say that there is no such thing as a free lunch and never so more true in this industry. If you can buy a conservatory cheaper elsewhere its because there is something you are not getting.
